  • Check-in time is at or after 4:00 pm. Early check-ins or late check-outs will not be allowed unless prior approval is giving and there is availability
  • Check-out time is promptly at 11:00 am. All keys and garage door openers must be left in their proper place at the time for checking out.
  • Please read your departure list prior to checking out to make sure you are leaving our owner's property secured and ready to be cleaned.
  • Boats, trailers and RV parking: Unfortunately, they are not allowed in the neighborhood. If you have a trailer, boat, or RV that you need to store somewhere, give Bella Vista Storage a call at 435-652-8280. They charge $10 + $1/ night.
  • Pets are NOT allowed. Any pet or presence of a pet will result in, but is not limited to, a $500 fine.
  • No smoking or illegal drugs are allowed. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. Any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued
  • Please bring anything special required for your family needs. A few recommendations would be: beach towels, coffee, coffee filters and spices. There is a complimentary starter kit of dish soap, dish washing packs, toilet tissue, papers towels, hand soap, shampoo, conditioner, and laundry detergent. If additional toiletries are needed that is the guest’s responsibility to provide additional items if the starter supply runs out. If you use something of the owners, please replace.

Red Sands Down Payment & Cancellation Policy
**Only applicable if booking directly through Red Sands Vacations; other third party sites such as VRBO/ HomeAway. Airbnb, TripAdvisor/ FlipKey, etc. will be subject to that specific site.
  • A down payment equal to 50% of your reservation will be due at the time of booking. The remaining balance will be due 2 weeks prior to your arrival date.
  • A cancellation 30 - 60 days prior to your arrival date will result in a $75 admin charge with the remaining amount refunded back to you.
  • A cancellation 7 - 30 prior to your arrival date will result in a $75 admin charge with 50% refunded.
  • A cancellation 6 days or less prior to your arrival date will result in NO refund given.
